Residential village „Bania Village” - view from lakeThe project is developed according to: approved with Order N РД-15-890/01.12.2006 by the Mayer of Municipality Razlog Preliminary Master Plan – plan for assigning and building up a lot number 052053, approved with Order N РД-15-0003/04.01.2007 by the Mayer of Municipality Razlog Preliminary Master Plan – plan for assigning and building up a lot number 052053, Permission N 699/18.05.2006 by the Mayor of Municipality Razlog for the preparation of Preliminary Master Plan and issuing a building visa for design on the strength of Article 124, Paragraph 3, Article 59, Paragraph 1 and Article 109, Paragraph 2 from Special Development Plan and introduced in Municipality Administration of Agriculture and Forests Preliminary Master Plan for approving a building site for lot number 052051 and Permission N 245/15.02.2007 by the Mayer of Municipality Razlog for the preparation of  Preliminary Master Plan and issuing a building visa for design on the strength of Article 124, Paragraph 3, Article 59, Paragraph 1 and Article 109, Paragraph 2 from Special Development Plan and an assignment for design from the assigner.

 

The project is aligned with the performed geodesic measurements of the estates and the prepared engineer-geological report. The designer took into consideration the submitted pre-design research of “Energoproekt – Hidroenergetika” Ltd for a water basin located in the neighboring lot number 490.

 

For the realization of the envisioned buildings in the volumetric structure study, the following procedures are needed to be done:

 - Measurements of the existing air passing through the lots 052051 and 052053 electric lines 20 кV „Poleto” and 20 кV „Bania”;

 - Moving an existing asbestos cement water-conduit F125, passing trough lot 052051;

 - Examination of the water basin for its correction and its gathering in the borders of lot 490, by constructing hydro-technical installations.

 - Unification of lots 052025, 052051, 052052, 052053 in one.

 

Residential Village “Bania Village” is located in the area “Banski Pat” on the east side at 3,740 km. at the third class road ІІІ-1901, which connects Bania village and the city of Bansko, on a terrain with a total size of 60 846 m² /lot N 052025 - 2 055 m², lot N 052051 – 9 100 m², lot N 052052 – 45 813 m² and lot N 052053 – 3 878 m²/. The village will be located in one joined estate, unifying all of the above mentioned lots. For this, it is necessary that after the Preliminary Master Plan approval for all of the lots and for the change of their status of agricultural land, a Preliminary Master Plan for unifying them in one estate should be prepared.

 

The borders of the compound are the following: on the west side – third class road III-1901 Bania-Bansko and other estates, on the north side – rural black road, on the east side – a river and a water basin, on the south side – a small irrigation canal. The location of the village opens a great view to the mountains Pirin, Rila, and Rodopite, as well as to the water basin that occupies 10 000 m². The compound is built-up with two Security Gates, apartment hotel and residential buildings with spread build area of 62 520,93 m², including 13 564,90 m² basement. Separately, in an appropriate place in each zone there are four Control Transformer Points. For achieving good life conditions we put in the project optimum structure indexes Factor for density of overbuild = 26% and Factor for intensity of overbuild = 0,8 that are under the limits that are set in the detailed structure plan: for density of overbuild = 50%,  Factor for intensity of overbuild = 1,5.

Residential village “Bania Village” has in total 512 apartments, 3 restaurants (one of them in the apart-hotel), 18 shops (2 of them in the apart-hotel), 1 pastry shop, Sports-rehabilitation center and an open-air parking for 257 vehicles. The apart-hotel has 27 covered parking spaces, 36 studios and 6 apartments.

All of the buildings are designed with two apartments per floor except for module 3 and its derivatives. In module 1c and 4 there will be also an attic.

Each apartment, except the two storey ones and the attics, has a storage room in the basement floor. The basement floors, except in module 3 and its derivatives, has also common parts as: installation/equipment rooms, ski check-rooms and etc.

Each apartment has a fire-place and integrated in the master bathroom a spa type Jacuzzi. Each bedroom has its own bathroom.

The natural terrain is mainly flat, except in the zone close to the river and the water basin there is lowering of the level with around 4 meters. The dry swath of the dam of the water basin is on its north side and is entirely located in the village property /052051/, where it makes a steep slope of approximately 8% with a displacement of 4,5m.

 

Тhe access to the village will be from two entry-exit intersections from Bania-Bansko road, where there will be Security Gates with barriers. The Security Gate that is located closer to Bania village will be more representative and with a massive awning. Among the west border, longwise the village, there is a street with two lines close to which are located most of the parking zones of the compound. The main walking alley starts from the hotel as a sidewalk on the east side of the main street in zone 1 than goes as follow: crosses the street separating zones 1 and 2; goes through the square place in zone 2; continues through its shopping zone; crosses the street between zones 2 and 3; goes south through the middle axis of zone 3; crosses the street separating zones 3 and 4 and after the first row of houses goes east along the children’s playground; continues south along the east side of the river and at the end the alley stops at the south end of the village with an alcove.

 

The village is separated in four zones: Zone І - “Lake Zone”, Zone ІІ - “Village Zone”, Zone ІІІ - „Park Zone” and Zone ІV - “Mountain Zone”. The architecture in each zone interpret in a modern way the Bansko house, using natural materials as stone and wood that unifies the village with the neighboring ones.

 

Zone І - “Lake Zone”

 

Residential village „Bania Village” - lake viewFirst zone is located on the north side of the village close to the water basin and occupies an area of around 13 900 m². It has a spread build area of 17 439,88 m², including 3 968,70 m² basement. Through this zone is made the main access to the compound. The zone is more social oriented and has the highest for the compound structure indexes: for density of overbuild = 29% and Factor for intensity of overbuild = 0,97.

 

Immediately after the entrance on the left side there will be an open-air parking with 24 park-spaces, followed by two tennis courts and another open-air parking for 8 vehicles. On the north side of the apart-hotel on the ground level there are 6 more parking spaces.

 

The main building in this zone is the apartment hotel with a spread build area of 5 677,94 m², including 1 797,95 m² basement that is located on five meters from the crown of the dam and has: basement floor with a build area of 1 797,95 m² that has parking for 27 vehicles, sports-rehabilitation center with two saunas, six massage rooms, three physiotherapy rooms, steaming room, sanitary rooms, administration, installation room for the swimming pool and storage rooms for the kitchen of the restaurant; ground floor with a build area of 1 179,5 m² that has central entrance with a  visor, spacious foyer with lobby-bar that has 16 sitting places with a view to the water basin and the Pirin mountain,  reception with administrative rooms, two shops with their own toilets, pastry shop for 20 people, a restaurant with 100 seats and a kitchen, sports-rehabilitation center with a reception, a swimming pool,  fitness with two dressing rooms, shower rooms, and toilets for males and females; first floor with a build area of 993,17 m² that has 16 studios, 1 apartment and two  chambermaid rooms; second floor with a build area of 946,59 m² that has 16 studios and two chambermaid rooms; third mansard floor with a build area of  760,73 m² that has 4 studios and 5 apartments. To get to the main entrance of the hotel there is a road that goes to a square over the top of the basement floor. To get out with a vehicle there is a ramp that goes to the basement level and then goes up to the tennis court level. The vertical communication is done by two stairways and two elevators. The stairways will be with structure window systems over viewing Bania village and will be hew through with air „empore” at all above-ground levels. There also will be a laundry elevator from the basement to the second floor and an elevator for the restaurant’s kitchen.  The swimming pool, the fitness, the pastry shop, the lobby-bar, the restaurant and maximum number of studios has south exposure and a wonderful view to the water basin and Pirin Mountain. In the easement and over the crown of the dam, console like going a meter over the water there will be a wood stage that will be used for lounges in front of the swimming pool and the fitness and for  seats for the pastry shop and the restaurant.

 

The building-up in this zone is concentrated mainly around the water basin. The vehicle access to this zone is by two lines street on the west side that has the walking alley on its east side and 15 open-air parking spaces on its west side. In this zone there are 50 one bedroom apartments, 38 two bedroom apartments, and 18 three bedroom apartments. In the front of part of the buildings that are next to the water basin there is a wood stage, console like over the water, with a fence.

 

Zone ІІ - “Village Zone”

 

Residential village „Bania Village” - view from main streetThe main street between zone 1 and zone 2 branches off and the new street goes through the square and finishes on the east side with a wider part for turning around and a parking for 9 vehicles.

The main functions of zone ІІ are residential and shopping. Zone II build area is around 14 300 m² and its spread build area is 12 350,65 m², including 2 182,73 m² basement. The zone’s structure indexes are as follows: for density of overbuild = 24,4 % and Factor for intensity of overbuild = 0,71.

In this zone there are 44 one bedroom apartments, 51 two bedroom apartments, 3 three bedroom apartments, two restaurants, and 16 shops. In the middle of the zone on its longitudinal axis there is a wide walking zone with squares on the both sides. The main street continues on the west end and next to it and the fence there will be 60 parking spaces. On the southeast end of the zone there will be a small children’s playground.

 

Zone ІІІ - „Park Zone”

 

Residential village „Bania Village” - park viewThis zone is surrounded by a two-line street. The main street continues on the west side and next to it and the fence there will be 51 parking spaces. On the east end between the groups of houses there are 8 parking spaces (four of them for two vehicles). Again along the central longitudinal axis of the zone there is a walking alley that is interrupted by a square in the middle of the zone. In front of each cluster of buildings in direction east-west there are walking alleys that start from the central alley and end in the surrounding streets. On the south side of the zone there is a parking for 9 vehicles.

 

The main function of zone III is residential. The buildings are grouped by two-three modules and most of them are with south exposure looking towards Pirin.  Zone III build area is around 18 000 m² and its spread build area is 18 487,42 m², including 4 297,72 м² basement. The zone’s structure indexes are as follows: for density of overbuild = 25,85 % and Factor for intensity of overbuild = 0,79.

 

In this zone there are 115 one bedroom apartments, 51 two bedroom apartments, and 6 three bedroom apartments.

 On the south end of the zone the main street branches off by T-shaped intersection, on the west goes out to the second Security Gate and on the east after 20 meters continues south on the west border of zone IV.

On the south side of the street after the second Security Gate there is a parking for 8 cars and 2 buses.

 

Zone ІV - “Mountain Zone”

 

Residential village „Bania Village” - viewThe main street passes by the west end of zone IV just by the fence and on its east side has three parkings respectively for 6, 10, and 11 vehicles, while on its south end has a parking for 20 vehicles. From the side of zone IV next to the street between zones III and IV there will be a parking for 9 vehicles. On the east side of the zone along the river passing through the whole length of the zone there will be a walking alley. On the north side of this alley there will be a children’s playground and on its south end will be an alcove for a rest.

 

The only function of zone IV is residential. The buildings are grouped by two-three modules and some of them have south exposure towards Pirin, while the rest of them have east exposure looking towards the river and Rodopite. Zone IV build area is around 14 800 m² and its spread build area is 14 242,98 m², including 3 115,75 m² basement. The zone’s structure indexes are the lowest for the village and are as follows: for density of overbuild = 24,10 % и Factor for intensity of overbuild = 0,75.

In this zone there are 86 one bedroom apartments, 42 two bedroom apartments, and 6 three bedroom apartments.
